Seattle Floating Homes Market Report (2024-2025 So far)

There are just four Seattle floating homes for sale on the market currently ranging from $1,690,000 to $4,650,000 in price. I do know of several others that are available for sale which is part of the perk of living in the neighborhood. Sales in 2025 are getting off to a slow start for closed floating homes, but we expected that.  The weather has been all over the place and buyers have been hesitant as we get through the presidential turnover and also wade through interest rates that are still higher than we have seen in twenty years. Only one floating home in the MLS has closed in escrow in 2025 as of this post.  I sold it to my buyer - 2035 Fairview Ave E #D at $400,000 for a home on a leased dock  - no moorage ownership.  I saw it come on and reached out to him and had it under contract before many could even tour it.  Spring should bring more choices, but reach out if you want to let me know what you are looking for so I can let you know the second I know. 

So let’s look back at 2024 Seattle floating home sales.

This is something I have been wanting to summarize for two months now, but I was finally able to sit down and put together the numbers.  I wanted to be able to communicate my worth when it comes to what I have to offer in working on the lake in a very specialized niche. I knew I had sold a lot of floating homes in 2024, but seeing the numbers come together is always a validation. Excluding Seattle houseboats, 23 floating homes closed in escrow in the MLS in 2024. This is within range of what is typical on the lake. Sold floating homes on the lake totalled $34,125,500.  Average sales price for these sold floating homes was $1,483,891with a range of $492,500 for a studio floating home to $4,000,000 for a beauty on the Fairview Landing dock. There were only 5 floating homes that sold for more than $2 million in 2024.  In addition to the $4m Fairview Landing floating home that closed, there were two in Mallard Cove and two in Portage Bay - one on the newly formed McInnis dock and one on the Shelby Dock. 

When calculating how much expertise your broker has and their market share, it is important to note that each home sale has 2 units - one for the buyer side and one for the seller side.  In addition the sales price volume is also counted twice.  and each home sale has twice the sales price in volume when trying to calculate market share for any broker you are considering using.   In this case there were 46 total units sold in 2024 using both sides and the total closed volume was $68,259,000.  I represented 20.5 units out of 46 (45.11%)  in 2024 and $30,794,000 out of $68,259,000 (46.37%)  in closed volume on the lake.  That is 4 to 6 times higher than my next closest competitor on the lake for 2024. That is the level of experience you want representing your property.  It helps that I also live in a floating home on the lake. I am very in touch with this market!

Last note on the current floating home market - 

The important thing to note is that there are buyers in the wings waiting for "the one" that meets their needs.  Seller's spend the time with prep work.  Make the first impression count.  Buyers might still consider your home when it does not check all their boxes if the presentation is perfection.  Repaint, neutralize, upgrade where it counts.  I can help you with a check list if it would help!
